I am buying a single family house with 2700 sqft above ground living space (5 bed and 2.5bath).In addition, the 1200sqft walkout basement is a in-law suite, with a kitchen-living room, laundry room, mechanical room, family room and a bedroom.Current the house has two AC but one furnace. all utilities are not separated.

@Bryan Blankenship, yes, I think part of it is I feel like if I am going to have to be down there for the weekend seeing the place and sitting around getting bids, I might as well be doing something, it would bug me to just be there with simple things to fix and not doing anything about it LOL.

I wouldn't actually want to live in a 3 bed house with a tiny yard, as I know that a decent yard is imperative for my growing family! 

If you can reach it from the outside, you might (gently) poke a toothpick into any small holes near the bottom corners; sometimes they get plugged up with mineral deposits from the evaporated water, or leaves, bugs, mud, etc. 

Each unit is 2 bed 1 bath.

Every day I am able to get out of bed is a God-given miracle to me, and I don't abuse that miracle by insisting it's just not glorious enough, that God can and should do better.This whole thread reminds me of a joke I once heard.
