And right now, you are buying an undervalued asset which means if you buy now it will increase in value faster than inflation, whereas if you bought in 2006 it will increase in value slower than inflation - at least looking at each comparison over a 10 to 15 year respective time frame.

Being in RE is almost as bad as being in politics, so you need thick skin at times and it's not personal....And yes, you are right.....often my fingers fly faster than my snapse fires but I'll try to spell tenant correctly...LOL

8) Have loan servicer prepare and send out the annual "interest paid" statement to borrower.9) Instead of having loan payment made in arrears (30 days after loan is funded) have first payment made the day loan is made in order to season the note faster.10) Use escrow office so have documents to prove this was a valid transaction (escrow instructions, certified copy of HUD 1, proof of down payment, credit app and report, etc.)11) Am I forgetting anything?
