re-finish the harwood or carpet - rental
working on a house and just pulled the carpet and pad. the hardwood is a mess. paint stains all over, a few dark spots, some terrible repair job (where they used to have a half wall), just terrible..
it's a rental and want opinions regarding what i should do. carpet it for about $1100 or refinish the wood floor for more than what a carpet would cost me.
tiles is not an option.

Rent a sander for $150 and go to town on it. The floors in my last rental I bought were all paint splattered in one of the rooms, and various dark and light spots everywhere else. After sanding I threw on some clear poly. People loved it, they said the floors had so much character.
