Have you verified that the lease does in fact go month to month and does not auto-renew?

On top of that, becoming a landlord will definitely test your "mechanical" abilities if you don't have the funds to hire out repairs in your rentals.  

If not bid low enough to be able to afford all the mechanical and a full remodel. 

Being in Sudbury you are basically relying completely on property management there.Who knows, maybe some day the auto sector will spring back to life!

I intend to replace all the mechanicals just to avoid future headache. 

You also really need to have at least 3-4 tradelines (types of accounts, credit card, installment loan, auto loan).
