I’m not sure if it’s a great Airbnb market should I just base it off what I see on air DNA or just go with the rental. 

Can you have fresh air supplied.

@Nathanael Tinaya when looking at a historic home you'll want to call the town to see what renovations you can and can't do on the property, some of the rules that govern historic properties can be limiting in certain instances and can hurt you bottom line (ie. having to replace a slate roof) or ARV (not being able to update curb appeal or add central heat or air).Also with the seller finance portion make sure the terms don't ruin your deal, the balloon payment can wipe out your profits for years to come if its too high for instance so you may want to double check that the terms of the deal really make sense and to ensure you can cashflow for years to come with whichever method you choose

We are doing air bnb in our home and created an LLC.

You can make minor adjustments based on the type of appliances (dishwasher, clothes washer and dryer, air conditioning, etc.) and the size of the rental.

This home is now a vacation rental that can be rented as the whole home, sleeping 8, or more if you do air mattresses, or each floor is indpendantly rentable on its own.

Simple solution is have a licensed and insured company run an air test( +/-$500) prior to renting/buying and take care of it.

You could buy more properties out of state and statically beach air bnb are the #1 choices for renters that go vacation an area. 

With one of my places, I used to assume that it was and had my first picture on VRBO and AIR be one of the front...and it was really cute, and older house with a blooming apple tree in front.
