The current owners are distant family members and when the current owner passed away the wife has been taking care of it and seems to be growing old with the task. 

I have a checklist uploaded there as well which is one of the top downloaded files.Search the BP forums for previous posts of mine in which I have gone into great detail many times on how to perform and practice these tasks.

Keep the memories but not the house.It will lead to problems with setting rents and judging tenants from what you have written.Unless you really really like the PM role, find yourself a good PM and concentrate on the task of building future income streams for your retirement.

It hasn't been the easiest task trying to locate the right people down there but I will not stop. 

It is not an easy task to get a HELOC on a house held by an LLC. 

Or do you have some other delegate or associate near the property that you can task this with?

Having only lived in the States for 7 years and the current home for 5, the ability to access equity isn't there yetI've started the year out setting up the LLC to make it all happen (a step I may have already goofed, or acquired my first learning moment from), reading books and taking in podcasts to conceptualize how to effectively analyze deals in my target areas.I'm keen to connect with other investors, as well as agents, contractors and lenders in the Greater Cleveland that can share the adventure with me in the coming months.
