Moving to Georgia looking to start investing in real estate

Hello community!

My wife and I are moving from California to Ga. We decided to keep our house in Ca as an Airbnb. So far it's been great, we're fully booked until June. We were looking to house hack either a duplex or triplex on our next house to further our portfolio. The problem we ran into is now our debt to income ratio is too high and we got turned down for a loan on our next home. Since we're new to Atlanta, does anyone know what our next steps should be?
