Most provide an inbound-lead email address that dumps the emailed data into your database and then based on certain rules can automatically email them, text them, notify you or your team, etc.I don't remember the stats off the top of my head but for online lead conversion, you've got to contact that person within minutes.

I'd like to address the OP's original question about becoming financially free in 3 to 5 years.First, let's look at what does Financially free really means.My definition is not whether or not your passive income stream exceeds your expenses.My definition of financial independence is that you have the option to work or not work.

Start at the county assessor to get their address; they might be an out of town owner.

@Steve Romano go to trulia.com - put in address and scroll down the addresses page - a crime report will color the mapped area surrounding the address in green (good), yellow (decent) or red (bad).

I think it would be no big deal if you put one of your friends addresses on their as the "agent".  

Now I'm looking at the listings in the same area and see the same description, price, and photos for a different address.
