If the damages cost over the amount of the security deposit, you may, (with proof of payment that the work has been done, or at least written estimates for said work) send the tenant an itemized list of charges, along with a bill for anything over the security amount, and keep the entire deposit.

@Matt Anding While I do not have experience with what you're looking to accomplish, it appears that there needs to be the ability to have one key data point that is the same across all sources of information, possibly a parcel number.

That being said, if the other two showers have tubs and everyone in the household has the ability to access the other "tubs" then I don't see this as something you should be required to fix.

I've seen the law changing the # of the 3 day pay or vacate, 20 day notice, etc. but nothing pertaining to changing by ability to discriminate income, criminal history, etc.

For me, absolutely no evictions in the past 7, anything beyond that and they need an otherwise pristine application.Its not that I'm worried about their ability or willingness to pay.

The real issue for me is thst they say ESA is a medical accommodation and MUST be permItted, but no other medical accommodation has the ability to crap in the floor and naw on the moldings.

and most will not have the ability to go to their potential tenants home to interview them either they don't live close by or they are simply too busy.. but I like that.. for the DIY landlord that wants to make this their basically sole source of income that is a very wise move on your part.. !!!
