In the meantime, definitely continue to have those capital raising conversations along w/ building relationships w/ brokers and property managers while further researching your markets and their submarkets.  

I guess I made the mistake of hiring another company to do our lawn work and she didn't appreciate or like it (it was more expensive and extensive from the company that she normally hires, i think she has a relationship to the company owner).

While learning to analyze properties is the main task I'm also looking to build relationships with local real estate investors, mortgage lenders and anyone else locally who is involved in this business.

Also once you've agreed upon those details, get everything in writing: the commission structure, the list price, the contract length, and what happens if the relationship isn't working out after a set amount of time.
