I’m more concerned with wealth than cash flow at the moment with 0% down, but my biggest fear is not having the flexibility to continue my stack or get out if needed.I’ve ran the numbers as if I was getting current rents at 4.25%, BP suggested market rents at 5.25% in the second year, and the upper range of current market rents at the 6.25% which would kick in year 3.

. :) I HIGHLY recommend you Talk to Engelo he is from Aussie land and is quite famous on the Aussie version of Bigger Pockets thats how I met him in 2012 or so.. he has been investing and rehabbing in US for 12 years now very successful at it and a NO BS kind of guy..

the claim that PM cannot share tenant's credit file / application is fundamentally incorrect because (caveat - not a lawyer so this is not a legal advice, was told this by a lawyer, but you still need to talk to your own lawyer)1. the business relationship is between the landlord and the tenant, not between the property manager and the tenant - property manager is given limited rights by the landlord, which include tenant screening on the landlord's behalf, collect rents, etc. and all such limited rights are fully revokable.
