So about a month ago, we sent notices to renew our tenants leases, we received a reply from one of our tenants(married couple, great quiet tenants, always pay on time), she said that her and her husband were struggling in their marriage and were thinking about splitting in August, so wanted to know is they could do a shortened lease and if she could find roommates afterwards cause she wanted to stay either way.Anyway I gave her the Five Love Languages audiobook(my favorite relationship book) and she said she would give it a listen.

My question is, if I go through with it and then want to sell, how easy is it to split he parcel into two lots?

Why not keep the tenant happy and split the baby.

I'm assuming it's split 50/50? 

I'm feeling like my agent, the listing agent and my inspector should split the cost to put in the line. 

Do they work on a profit split or a percentage return?

The lease has a $100 late fee split between the PM and us.

Typically on the sale of a business it is 10% fee.So if business sold for 300,000 then 30,000 to business broker unless a split between buyer business broker and seller business broker.The commercial building component is a different commission structure.
