Double Garage Conversion... & Parcel Split?

Hi All, I am looking at a property which has great potential. The house itself is about 80% of market value and only needs some simple cosmetic work. What is interesting about the property is that it is on 1 acre of land and has a detached double garage barn combo. I would ideally like to buy the property, fix up the house then convert the he double garage into either a studio or even a 2 bed and then rent out the house. My question is, if I go through with it and then want to sell, how easy is it to split he parcel into two lots? I would have to install an additional drive way for the house and use the old one for the conversion. Let me know your thoughts and any experiences you have had.
