Basically with an apartment, you can always fill it with 96% efficiency.Industrial is feast-famine,Main things I'd look at:1) READ AND UNDERSTAND THE LEASE TERMS - You're looking for "outs" for the tenant and rent growth and re-ups2) Does the tenant have a solid business model.

Over 100 and you're looking at on-site property management which is a totally different model, and there are only a few companies in Columbus that do it.

I don't want to hog up this thread going into a long-winded debate, but I would argue exactly the same thing about info being misleading on here about how great local investing (if an ECOL city) is when a lot of people get burned because something looks sexy on paper, having no idea how to work the more expensive and appreciation model correctly.

Some are quasi-governmental, others private, and still more pure governmental, but they are businesses with revenue streams, assets, etc) I find it exceedingly unlikely that they will accept failure and cessation of their proven and profitable business model at the hands of a technology that has existed sufficiently since the advent of webinars.
