What is a good price to pay a landlord / property manager to manage my properties?

@Jonathan Feliciano this is mostly dependent on how large the property is and where it is located. You will see different ways of doing this, but I normally see 5-10%. Again, think about how much revenue your property generates. 5% of a 50 unit complex might be plenty to make it worth the managers time, while 8% of a duplex might not.
Also, managers often times charge many other fees other than the monthly retainer, so you should consider the whole package (leasing, maintenance, etc).
