If it's walking distance from the beach it would probably be suited for retired snowbirds or remote workers.

We have one the State of Florida Real Estate Commission supplies but that is very long and cumbersome.

Then convert to hopefully a 1:1 ratio of buy/sell one flip property to buy/hold for long term rental (possibly use BRRRR).

We use Appfolio to manage over 1,000 single-family long-term rental homes in Texas, but your needs might differ.
