Property Management Agreement

I posted a little earlier that we are expanding our Property Management division and trying to scale it.  Does anybody have a good homeowner property management agreement they use?  We have one the State of Florida Real Estate Commission supplies but that is very long and cumbersome. I would like one that is easy and to the point.  Let me know and thank you!

"Easy and to the point" is not the correct methodology with respect to your needs. For illustration purposes perhaps that technique would be more accepted when you are a vendor mowing a lawn or clearing out junk as a one time engagement but as a property manager there are significantly more pitfalls and potential instances of liability exposure. Not to mention the various layers of independent contractor relationships that exist not only between yourself and the owner but as well as yourself and the 3rd party vendors you likely lean on. I would make the argument property management agreements are some of the most important to get right and worth the expense to ensure they are papered correctly.
