Some inspectors want it freshly painted inside, others not. 

I am here for a fresh start in my financial life so if theres anyone out there who could help, I would greatly appreciate it!

There is a somewhat fresh desire to rent, rather than have the worry of owning a property...

I’ve got a SFH and it’s got a small front and side yard but the back yard has a chain link fence and is big enough that all of my tenants for the past 3 years have had a vegetable garden and there is plenty of room that if any of them had had children there would be enough space for them to spread out and play.

Right now a lot of plants are on sale at garden centres. 

I too am in the medical field fresh out of college (CT Technologsit) and I am looking to get into investing.

For example areas like Coral Gables, Pinecrest and Doral have much lower rental returns than areas like Cutler Bay, Miami Gardens, Fontainbleau, etc. 

Like @Andy Sabisch said - Landscaping and some fresh paint are both fairly inexpensive and will do wonders for any house.

It’s a breathe of fresh air to speak to someone that will understand my situation in this area and I really value your opinion.

I got a medium sized box and bought some quarts of beer, small bottles of liquor, soda, beef jerky, pre-cooked bacon, fresh fruit, Hustler magazines, work gloves, etc.  12 items altogether.
