A/C issues are typically due to neglect like failing to clean the coils or change the air filter.

We recently had a 2-year old condenser fail. 

The property management company is more than happy to comply, and average service call has cost me over $300.00 no matter what the reason.The property is aging, therefore there are a few failing parts, but that aspect notwithstanding, every job is costing us twice as much as what it used to cost historically, ~6 years back.I am interested in hearing the experience of other landlords in the area: is PDX area really getting that expensive?

In my case, if I started with real estate, and I honestly don’t know how I would have done that, because I needed the capital and I didn’t have it initially, but I would have not been nearly as effective at deploying capital, I would have failed, I would have learned from it, and then ultimately I would’ve been doing something else.  

If they fail, I continue marketing it to others. prior to occupancy, they must pay the rent for that month in full with certified funds.

In my state, the Seller must provide written proof of receipt to show it was received by the Seller.Either your agent is lying to you, your agent is failing to properly contact the seller's agent, or the seller's agent is specifically ignoring your agent.If you believe your agent is doing everything right, have them contact the seller's broker and explain what's happening.

But folks fail to realize that one can protest taxes and there are companies that do just that for investors and citizens.  

While I've been happy with his performance, this last month they have failed to pay me my preferred return.
