I'll play devils advocate and say what if towards the end of the lease they fix the fan and everything looks ok.

John--we just bought a mobile home park in that area and are big BP fans.

I'm not a fan of giving Uncle Sam 21K of the money I saved just because I want to cash out.

If this is the typical style I would repaint it and paint the brick foundation.If this type of siding is an outlier I would replace it and possibly force more value into your home.I'm a huge fan of the pre-painted fiber cement even though it is more expensive.

So this is my first rental property brand new condo and the master bedroom is wired for a ceiling fan that the tenants want, so is this something I let them buy or do I buy it to be nice?
