Fortunately, my neighbor is a RE attorney, so I do actually plan on enlisting her help and paying her for writing up contracts and guiding me through the first few deals - but I'd imagine that after that, it's fairly cookie cutter and a full on attorney wouldn't be necessarily be needed.4) Following on question #3, just to get a general idea - is the process and language used in documents pretty much the same regardless of state?

It greatly reduced my risk so I was willing to accept smaller margins than I normally would have.I'd strongly recommend you consult a real estate attorney to help with the contracts if you ever decide to go about either strategy or anything similar as you'll want a lot of specific language in there to CYA.

Hey all, I am looking for a lawyer who knows local Colorado real estate law to help edit and add in lease language to a Rent-by-the-room lease.A few changes to the template lease (used by another BP rent-by-room investor) would include:- utilities included in the monthly rent, rather than rent + utilities- adding in early termination All in all, I'd like to make sure I am covering all I need to, and that I understand the lease I'm entering into.Of course, I will compensate for time/services.

Followed by outlandish stories of success.I think you are an ad copy guy writing for a guru practicing a fake backstory.Maybe I'm wrong, if so, you are clearly smart enough to do better.If you are an ad-copy/backstory tester - nice story - but you need to rough up your language a bit to be credible.
