Rent-by-room lease review - Colorado

Hey all, I am looking for a lawyer who knows local Colorado real estate law to help edit and add in lease language to a Rent-by-the-room lease.

A few changes to the template lease (used by another BP rent-by-room investor) would include:

- utilities included in the monthly rent, rather than rent + utilities

- adding in early termination 

All in all, I'd like to make sure I am covering all I need to, and that I understand the lease I'm entering into.

Of course, I will compensate for time/services. Hoping to find someone by EOD Dec 3, 2019.
