It appears as though there upper management and broker are better suited for vacation rentals and don’t Handel tenant issues well.

Its always better to communicate and come to an agreement.

So my question is, are there any creative ways to make this work for everyone so they can generate their cash flow free and clear while I am able to have a better cash on cash return and have additional capital to deploy later?

It depends but I align to Chris and add that I think there will be a new normal and fluctuate between 5% - 8% and can look at dips to better your rate. 

Central air conditioning offers numerous benefits, including increased energy efficiency, improved indoor air quality, and better overall comfort for tenants.

I would think that you might find a better, bigger property closer to the Dallas metroplex, Austin or any bigger city.Travel to the area would be easier also. 

Obviously it would be better if you could find something that gives you more cashflow though.  

Broker will say you get to decide if you want high risk tenant that is on you to which I typically say bring me another better tenant then if you want your full fee upfront when they open and start paying.  

So, the “wholesaler” is much better off operating without a broker license.
