I suspect such a post would be torn to shreds by our members.If you're getting unsolicited e-mails or PM from members offering this or any other sort of deal, please report them as this is a violation of the BiggerPockets terms of service.Real estate seems to attract a large number of scammers and hucksters.

My plan is to find a broker that will back me with his/her broker's license in exchange for a share of the company, with the understanding that I can buy out that share using a predetermined valuation method at any time (as in, when I get my broker's license).I think under this scenario you can still do all of the functions of a property manager in addition to those "ministerial" acts that do not require much in the way of judg(e)ment.You are correct, though, that your broker has liability if you mess something up.

I think if you can invest in an area which is dramatically lower in price than the bubble top, has fundamentals for future growth, and can cash flow...that would be a very good combination.

The glut might not be what it once was but it is still a glut and a buyer's/renter's market.For example, at 2 E Oak St, you can rent a 1 bedroom on the 10th floor for $1275.Or you can buy one on the 12th floor for $250,000 plus $461 in assessments and $200 in taxes.Which sounds like the deal to you?
