I'm definitely going to look into syndications, as I'm not looking to do RE as a job but use it as an investment vehicle that can throw off cash for starting additional technology companies (my real passion).

You haven't wasted money by paying down the vehicle, but maybe we can use that same extra money to start EARNING you some $$$.  

In the garage there is a vehicle lift which as of late is now broken.

There are smaller scale vehicles you might want to consider.

With all the public transportation available and the cost of parking in downtown and other area that folks work, it is more and mOre common to only have one vehicle per household.

However our city recently passed a $20 per vehicle registered in the city as a wheel tax to eliminate future tax assessments for these projects

Find the motivator that will help her achieve other goals and convince her that REI is the vehicle to get there and she might become excited.

I would get a professional to do it.I have seen tenants get paint all over the carpet,hardwoods floors,counters,etc.I have seen them ruin vents,not tape over electrical outlets and plugs etc.Ruined some of the switches and had to be replaced.The can improperly dispose of the paint and chemicals as well causing a liability.The fact that they have been there 3 years is worth something.Maybe you could have them extend the lease more in exchange for painting the unit or slightly up the monthly rent or you could ask for a paint deposit to be held and if upon move out it's not changed back to white walls you keep the deposit.

@Jeff Rabinowitz I forgot about that seeing the Loan is for the business, what I do with the money whether I purchase a vehicle or a house is on me, and seeing its an out of country lender I don't think D-F Applies, only to the lenders here in the US, am I correct?
