REITs - how to start your own

I am interested in forming my own REIT as an investor with a few others, some have SD IRA/401k money and some liquid assets. Has anyone done this sort of collaborative investing? Any input/resources? My apologies if this topic has been overly discussed here - I found lots of threads about investing in large publicly traded REITs but none about small scale. If anyone has done this, have you acquired funding allowing REIT money to be leveraged? Is it possible to combine SD IRA/401k money and cash? Thanks for your help!
