It's sort of like one stop shop and it simplifies the process.

You need to find deals that a bank can't say no.The last deal I did, I didn't even have to shop for a lender, the deal was good, the broker already ran it by the local bank, and they said they would do the deal in heartbeat....You find those deals, and the financing will come, probably even have multiple choices.

From my home at the base of the Bass Pro Shop Pyramid, in the Pinch District, in Downtown Memphis to my office in East Memphis it is 10-15 miles depending on which route I take.There are three different routes which take me through a total of 50+/- different neighborhoods in the City of Memphis. 

@Kim Rose if you are shopping on the MLS you won't find any 25-30% off deals unless you have cash and cozy up with a great agent.
