The Amendment should include the additional security deposit amount and language requiring that the additional occupant be added to the renters insurance policy (must have updated insurance declaration before additional tenant moves in). 

Most of the units could use updating but are not horrible.

Doing small things right now and eventually want to do some value add projects to add forced appreciation (e.g. update the bathroom, add a deck) Lessons learned?

The stairs need to be replaced, and since I am living at the home (and plan to be for a long time), I would like to update to a much nicer/larger deck/stair combo.

I updated my bio so it's not empty any more, and thanks for pointing out the "votes" button, I definitely want to show my appreciation.
