How do you screen/select tenants?

I used the Tellus Naborly tenant screening.

I believe it is structurally sound and think that may be unnecessary.

Did you find it unnecessary or was there simply no space to do it?  

Flowers will be planted in front of them and near the steps when we get closer to the date of listing the home.New walkway -- it is grey and blue There will be a new storm/screen door and new hardware going on the front as well.

We have a person who helps us (he is not really a property manager, but someone who screens our tenants, shows the property, lets contractors in, etc).

If you are using a property manager or real estate agent to manage your property and provide tenant screening, what is the minimum info they should be providing to support their tenant recommendations?
