Most contracts are written with with language similar to "Seller to provide title Free and clear of all liens and encumbrances" In that case the seller pays out of the sales proceeds.

It's definitely a struggle starting out and you have this conversation on whether or not to pay for education/mentors and whether or not the education/mentors will be worth the investment.I've been to a few of the "guru" seminars and I've paid close attention to the language they use.

Some knowledge will be universal to all strategies - evaluating property values, estimating rehab costs, local market trends, national market trends.

Much of the information universal, but some of it has a distinct U.S.A. bias, particularly when it comes to finance, regulatory and taxation ... things are different here in Canada.
