Should I invest in JSQ journal square NJ? 25mins walk to the Path

Hello everyone, I'm a new investor. I'm planning to purchase a investment property in Journal square NJ. People are saying that JSQ is the next brooklyn, is that true? Do you guys think the price in JSQ will be up?

There are two properties in JSQ that I'm interested in. One is  about 25mins walking distance to the Path close to the St Peter university. The other is 16 mins walking distance to the path. They are about the same price, but the first one is much larger than the second one. Which one  should I go for? I'm also a little concerned about the rental. 

Please share some ideas with me. I'm not very familiar with that area.
