I am licensed in Texas; Washington, DC; and Maryland.Regarding stepping into real estate, I highly recommend you identify what property type, risk threshold, and return criteria you are seeking.I for example, build for-sale duplexes in the Houston TX market, always utilizing a GP-LP relationship, my all-in cost for these duplexes is around $35k and I make approximately 20% return, with limited risk (besides having to guarantee the loans!)

There are plenty of multifamily types. 2-4 units, 10 units, 50 units, 100 units.

Going back to the deed type, usually when you're transferring from personal name to an entity, you're still in the mix, so it's not as if Party B (the entity) would be potentially receiving clouded title from Party A (the individual[s]), but if down the line there's a change on the property, they'll go back and look at that transfer and wonder why the full covenants may not necessarily be represented from that transfer.

I think price wise houses in this area are in the same range (a small duplex costs the same as a 3bed 2 bad with an ADU) I understand the types of loans I can get are different and we would be using a VA loan (wife is in the military) for our purchase.

If not a bank sometimes you can get semi hard money type of loans on mobile homes but there are expensive.

@Greg Strunak the way we usually negotiate in these types of scenarios is we base our negotiation on what we can get through a NON-owner financed deal.
