Are mobile homes worth buying using the BRRRR strategy

Newbie here and trying to figure this out. I found a local double wide that appears to need a little work, but it could be rented now. Using the BP calculators it appears it would positive cash flow of about $265 a month. I'm curious to find out, what is the feeling about buying mobile homes? Downsides?
