Hi BP alumni. Complete newbie here. Living in So Cal. Wanting out as soon as possible. I’m self employed. Husband works full time. We have approx $150k to invest/buy/unknown. I’ve done a couple house flips in the past. Way past.  But I do remember and retain some of the process. Times are different now for sure. But so eager to learn our best options to get our feet into real estate. 
We are looking to move to Texas as that’s where I’m originally from.
Do we BRRR long distance? Is that even a thing? If so, doable?
if you have $150K what would you do as a newbie and 51? lol
