Anyone can collect rent and fix a toilet but getting familiar with your state and local landlord-tenant laws takes time. 

And yes I think distressed properties would be the best, mostly cosmetic nothing crazy. maybe I will invest some money in direct mail in pueblo while I look for a deal in Denver see which one pans out first.

But as you and @Michael Baum mentioned, the prices are high and finding a deal that pans out is tricky.
