And yes I think distressed properties would be the best, mostly cosmetic nothing crazy. maybe I will invest some money in direct mail in pueblo while I look for a deal in Denver see which one pans out first.

.- Cleaning fee kept by PM has about $20-40 profit depending on unit size and this profit covers all consumables for our starter packs (toilet paper, paper towels, soaps, etc) so the guest foots the bill not the owner.- Pet fees kept by PM that funds our damage waiver program.

Even at 100 sq ft each one should be able to squeeze out 8 rooms at least and still have a 2 toilets, 1 bathroom and an ample kitchen for everyone. 8 x $500 or so is mighty great for such an investment in an area with relatively low land costs (say $150,000 - $200,000).
