I have bought and sold almost 1000 apartment units and have experience doing large multifamily deals.I am in the process of refi'ing a large deal with a CMBS lender and the lender has really tightened up their credit and my deal has been challenging to get done.

I talked to my accountant and he said per Ohio law that technically we are not allowed to have it on the HUD and be payed towards the loan amount I am taken because it is the not the sellers money or mine it is the tenants until they move out.

This tells you from the outside that there is opportunity to add value in updating the property, but also, the inside may match the outside (original cabinets, pink tile in bathroom etc.)Aside from deferred maintenance, look for properties that are on busy streets, next to a gas station, or has any challenges to them.
