I would suggest as others have that next time you are contacted by either one of them reiterate that they should review the lease and follow the terms there in the event they need/want to leave.

WIthout knowing more, I think it would be tough to make money on something like that with minimal money down and having no liquidity on your own to help in the event of maintenance or vacancy.
