Local lenders, attorneys, title companies, property inspectors, contractors etc. should be more than willing to help spread the word, attend and speak.

If you just hire the cheapest or first PMC you speak with and it turns into a bad experience, please don’t assume ALL PMC’s are bad and start trashing PMC’s in general.

MLS is quite unreliable, but speaking on the Birmingham area alone, I do not see many properties that I can could really make a solid deal on.Huntsville, AL looks very promising, but I am not as familiar with that area though unfortunately.Any experienced investors want to lend some words on wisdom here?

I'm unsure about those programs specifically but generally speaking, you will find credit unions are easier to work with than banks  I would try Educators Credit Union or a small local bank like Waukesha State Bank.
