I am in California and I usually ask the investor to apply a 10% of the equity itself and we see deals that bring in $15,000-$25,000.

see if you can make an agreement with current owner to bring the mtg up to current as well as buying him out latter to save his credit it sounds like a good investment theres plenty of equity he should just refi it insted of haveing it forclosed on !
