Now I'm looking to take the test again and I'm looking at the license ID that has an expiration date of 8/1/2022 and my question is do i need to take the 40-hour classes or can I retake the test.

I have a mentor whos been investing in the area for 10+ years and he's only found 2 flips this year.

It depends on the location of the rental and the specific state and local laws and license required.
