"Bad debt" buys stuff/junk that either incurs meaningless debt service or is "wasted" from a financial independence perspective.If you buy some income-producing property where the annual loan constant times the LTV is less than the capitalization rate you will get positive cash flow.

I used to use an efax service, but I agree with the others who said that having to scan documents before faxing them was a pain.That said, if you send lots of faxes, an efax service may work out cheaper.

Although that amount won't really pose any great financial burden for us if we don't rent it out, we plan on doing so.Before choosing this particular piece of property, I did some calling around to various rental management agencies to see what the proposed rate would be in that area for a 1BR/1BA if they were to do this service for us.

My screening service has a confidential "tenant report card" for bad tenants where you can list a tenant and what they did to your property (which I am currently filling out as i have so much damage in such a short period of time--from a lawyer no less)but it is just for my state -a landlord would have to use my service and her name would come up--she and her deadbeat "fiancee" moved to Texas and I wish their new landlord could have found out about them.Any ideas or thoughts from anyone?
