I had a more senior co-worker early in my professional career I viewed as a mentor.

I was pretty sure I understood that mortgages are senior to other liens, so what could this mean:Title def category:  NOMTGLN Possible senior non-mortgage lien recordedHow can a judicial lien recorded years after the mortgage be a senior lien?

And of course if they sold on a wrap they have to spend thousands foreclosing and debt servicing the Senior.. this is the big risk that is glossed over.

Drove my accountant crazy.The life style they lead at home will cause neighbors being upset, very late night police calls and eventually either gang bangers or motorcycle gangs. 

Though if the wholesaler knew of Bob's interest he wasn't defrauded by Jill and John's action and there wouldn't be title insurance coverage even if the wholesaler received a policy.I suspect if Bob tried to file a police report about the situation he would be turned away because again, he hasn't been damaged by Jill, John or the wholesaler's actions. 

Example: my son and his friends booked out one of my houses- (I offered it as a graduation gift to them for their senior trip).

The 1st/senior mortgage is in covid forbearance but not in default. 

The Police have been involved but unable to catch him and put a stop to it. 

The city of Phoenix is "defunding" the police and decisions like that have consequences.
