Recommended Mentorship Programs and Advice

I previously posted this inquiry within a separate chain but wanted to get others thoughts on coaching or mentorship programs? I had a more senior co-worker early in my professional career I viewed as a mentor. Looking back, if I was not so fortunate to have this co-worker but was given the opportunity to pay to learn from this individual I would have done so because of how much impact it's had on my career so I certainly appreciate the value of good mentorship and how it can accelerate ones career. However I've seen mostly through social media a few coaches/mentorship programs in the Philadelphia area that offer set courses that are quite expensive and wanted to know if others have relied on these courses? I've tuned into a few of the "free" sessions offered by these individuals which I found to be a sales pitch to purchase other educational materials and some of the topics that were discussed seemed to mislead how easy this business would be for the sake of getting paid subscribers. I also question the credentials of some of these individuals that claim to own upwards of 300 properties and refused to share any information about their personal portfolios. Seems suspicious to me. I also found others who offer hourly coaching and doing the math, I could tally hours upon hours of 1 on 1 time to ensure I am making sound investment decisions while leaning on real estate agents and finance professionals to provide services which are baked into the transactions anyway. Curious to hear others thoughts and suggestions.

I find it very odd, and a bit annoying @Sebastian Bennett that in Real Estate Investing, which is not actually real estate INVESTING in true definition but instead Real Estate BUSINESS, I find it odd and annoying how the words used are "Mentorship", that than details a desire for a Franchise System, and providers deliver various iterations of Consulting.

What a mess, right.

If it were a mentorship, than there would be active DOING of the business, together. That's what mentorship is. A Mentorship in say blade smithing is not the sword master talking in pre recorded or group chat's about the mindset of blade smithing right. No, your there, in the forge, sweating it out, watching it done, shoulder to shoulder, starting with grunt work, getting mentored until you yourself are capable.

So why do we accept calling Consulting, mentorships?

And why is it there is no DOING of REI in these "mentorships"?

I mean, if there such a "Guru" master of REI, why aren't they doing it? Why not taking half those student fee's and just, doing deals with it? Taking student's through those step-by-step?

For me, this just sticks in my craw. Everyone of these "Gurus" who operates such, I have 0 respect for them at all and I question there everything. I don't care how popular or known they are, a great con-man IS popular and well liked, that's how they con, wouldn't be much of a con if it's obvious and there disliked right.

A REAL mentorship charges, let's say $20k. And accepts let's say 20 "student's" at a time. And than, takes them step by step in a combination of lecture and in-field actions. Goes through it all from day 0 to everything done and in full operation, using 50% of those payment's as the capital in deployment. Can even put student's to work on "home work assignments" at various stages.

I don't know any who do this, none. This is what a actual REI Mentorship would be, by definition.

All I ever see, is "clubs" and consulting, REI education, incorrectly called mentorships. And with miniscule % results of persons actually converting such into success.

I think this is the heavy lift, finding an ACTUAL mentorship, where there focused on your learning and success vs selling packages to the masses.
