I would always encourage everyone to get prequalified first to know what terms they face at the end of their BRRRR but since you have executed on this property with a partner I would highly recommend seeking a portfolio/commercial style loan for this one.  30 year fixed rate should be your target and usually between 70%-75% LTV is the norm.

@Matthew Pritchett  I would do your lease month to month in 30 days,  the terms penalties, etc, are consistent with what you usually have, unless they already have a decent lease consistent with your terms.

I'm seeking mostly buy and hold for long term rentals, but I think there's room for strategizing with flippers/builders to increase values and shore up sections of neighborhoods in chunks at a time if a group of people are working together.
