Does your screening process and or lease say no felons?

I often will also transfer the property into a land trust prior to moving it into an LLC, as when you establish the Land Trust in a specific way you can actually keep your name from the public record - but that is another discussion entirely.

Probably the notice of default is Not recorded, just the notice of Sale, afterward.  

I also collect all my rent through there, do my tenant screening and it's all free.

You should also be able to look through probate court records if they had an estate that was probated.

There's a nice 3/2 manufactured home (permanent wood framed per tax record) and a nice mobile home.
