Can I name a convicted felon in a new lease agreement and bar him from ever being a guest in my rental unit?

  1. Can you do this? Yes.
  2. Can you enforce this in a semi cost effective or realistic way? No chance in hell.

If you are that worried that your tenant will keep bringing this guy around & you think him being around will cost you more money then a turnover you need to just get rid of your tenant & start over.
