Finding great long-term tenants

This question is mainly for people who own rental properties and have dealt with very good tenants and very bad tenants. From past experiences, what are some obvious signs to spot out a bad tenant? What are signs to spot a good tenant? Does all great/bad tenants share a similar trait?

@William Kercher this may sound obvious, but a good credit score is a pretty good indicator of someone who will be an excellent tenant. In addition, the person's source of income is very important. They don't have to make a million bucks per year, but they have to be able to afford the rent.
