I would review the comps that both the appraisers used to evaluate the property as one appraiser's comp is not the same as others.

Check reviews onlineIf you are looking to do anything out of the ordinary purchase and sale, ask them if they have experience with that, and the specific property type you are looking for. 

Read the reviews too.

Probably not an issue right now or in the near future.You will need to honor the lease with the restaurant tenant so you need to review the lease to determine cancelation options although they may be more than happy to walk from it right now as they can't possible be doing any business. 

Now I'm reviewing to improve my system to determine if and when an appraisal is appropriate. 

2) I'm British so I follow the UK news and have seen articles about the mortgage market coming to a complete standstill: https://www.bbc.com/news/business-52106119 Some providers are no longer offering new loans or asking for a much larger downpayment.
