Some sponsors report gross (or project level) numbers that would then be reduced by fees and carried interest.  

Have some form or written agreement (it can be fairly simple) stating how they need to report their hours and the rate you will pay per hour.  

Turnover can knockout and neutralize those aggressive bumps in rent.  

My umbrella policy is for $1 million but with the skyrocketing costs of property prices I am on the brink of needing more right at $980,000 and am going to call my agent to see if I have to bump up to $2 million or if I can go with $1.5 million.

As some of the others said you can always get an inspection report as well @Howard Thomas

I have never used vemo so I don't know how it's tracked and reported. 

Clean the place up, bump it up to market rate, and be more deliberate when screening in the future.

You normally give great advice, but I need to disagree with you on not reporting rental income.

@Mark DiPietro Instead of paying for an appraisal before you refi, you can find a good real estate agent or possibly the agent you used to buy to give you a comparables report.
