Annual rent Increase
How much do you guys raise your rents annually? I have the opportunity to write a percentage increase into my lease. What's fair?

I work the same as @JD Martin. As long as the property is performing. Yeah, if they are a PITA the rent can encourage them to leave, but with turnover there is costs that may take some time to recover.
